The Cotton Lane RV Resort is a well-maintained 55 Plus resort community featuring many amenities and activities. This big-rig friendly resort is conveniently located near many Phoenix area attractions and has easy access to Interstate I-10. The park is a good place to stop while passing through the Phoenix area or for a longer stay.

Details

We stayed for two nights at the Cotton Lane RV Resort in mid November, 2019. This new park is a 55 Plus resort community with many manufactured, modular, and park-model homes, casitas, and lots for sale. There are three sections for full hookup RV parking.

Cost

For two nights at a 50 amp full hookup gravel pull-thru site we paid $110 ($55/night), including Arizona sales tax. There were no additional fees for pets or an extra vehicle.

Accessibility – 5/5

The campground is easily accessible from Interstate I-10 via paved streets. Lanes in the park are wide, well-maintained asphalt. The park has pull-thru and back-in RV sites and is big-rig friendly. The campground facilities have provisions for Universal access.

Facilities/Amenities – 5/5

The park amenities include full hookup 50/30 amp RV sites, restrooms, showers, laundry, Wi-Fi, post office, clubhouse, activity hall/library, Par 3 golf course, billiards/darts, bocci ball, tennis/pickleball courts, shuffleboard, gym/exercise area, indoor heated swimming pool and spa, and enclosed pet runs. Facilities are clean and well-maintained. The resort also features many scheduled activities in season.

Site quality – 4/5

RV sites are full hookup with 50/30 amp electric and Wi-Fi. Park sites are pull-thru or back-in, gravel, clean, and fairly spacious. Some sites have shade trees and concrete patio slabs.

Scenic Value – 3/5

The resorts grounds are immaculately maintained with dry/xeriscape landscaping, wide lanes, and open areas for golf and outdoors activities. Otherwise, there is little scenic value to this desert resort or the area immediately around the property.

Location/Isolation – 3/5

The resort is fairly quiet, but can get traffic noise from nearby streets and interstate. Sites are fair sized and do not feel crowded. The resort has easy access to the interstate.

Paws Friendliness – 3/5

The resort is pet friendly, with cleanup stations and several small enclosed off-leash pet runs. The park is large enough for a fair walk with your pet.

Caution – this is a desert environment. Be mindful to provide shade and plenty of water for your pet; watch out for hot ground surfaces and cacti spines/burrs; and beware of desert critters.

Overall Rating – 4/5

Overall, the Cotton Lane RV Resort is a convenient place to stay while passing through the Phoenix area, or for a longer stay. We enjoyed our short stay and would visit another time.

We received a strong 4G Verizon signal at this campground. The campground provided free WiFi.

Water Quality

The water at this campground tested hard with elevated levels of Nitrates.
